A relief, not a refund
Rent relief comes off your income before tax is worked out. It does not come off your tax bill. So ₦500,000 of relief does not save you ₦500,000 — it saves you ₦500,000 times whatever rate that slice of your income would have been taxed at. For most people that is somewhere between ₦75,000 and ₦125,000 a year. If you pay no rent, you get nothing, and the Consolidated Relief Allowance that used to go to everyone is gone.

- Rent relief is 20% of the annual rent you pay, capped at ₦500,000 a year. The cap is reached once your annual rent passes ₦2,500,000.
- Do homeowners get rent relief?
- No. Rent relief only applies to rent you actually pay for your accommodation. Homeowners and anyone living rent-free get no rent relief, and there is no equivalent allowance replacing the old Consolidated Relief Allowance for them — a real loser from the reform.
- How much tax does rent relief actually save me?
- The saving is the relief multiplied by the tax rate on the top slice of your income it removes, so higher earners save more per naira of relief. Because relief can straddle two bands, the saving is best computed from your own figures rather than a single rate.
